Gas heater service in Sandy Bay.

Sandy Bay runs from the western shore of the Derwent up the hill to the UTas Sandy Bay campus and Wrest Point. The housing stock is part 1900s sandstone-and-weatherboard cottage, part 1960s brick walk-up, part newer infill — almost all of it gas-heated, much of it recently retrofit-sealed for warmth. The streets between Sandy Bay Road and the river — King, Quayle, Marieville Esplanade, Princes — carry a high proportion of late Victorian, Edwardian and Federation cottages. Most have been re-insulated, double-glazed or weather-sealed in the last fifteen years. The original open-flued gas heater bolted to a fireplace in the front room is now firing into a house that draws far less make-up air than it was designed for. AS 4575’s negative-pressure spillage test is the right call on every one of these properties — rangehood on, bathroom fan on, doors closed, watch the flue gases.

UTas student rentals = under-serviced fleet.

The grid around Churchill Avenue, College Road and Grosvenor Street carries a large student-rental population. The heaters in these properties get punished — long hours, multiple tenants over the years, often no service record at all. Landlords now face a Residential Tenancy Act expectation that gas appliances are maintained in safe working order, which in practice means a current AS 4575 service certificate. We carry out a lot of rental-block batched services in this corridor — cheaper per unit when we can do six houses on the same morning.

Wrest Point & hillside views — high-output console heaters.

The hillside above Sandy Bay Road carries a different stock again: larger 1960s–80s brick homes with open-plan living rooms, west-facing river views and big convection or radiant gas heaters to keep the heat in. Rinnai Energysavers, Vulcan Heritage and Braemar console units dominate. These are still serviceable units — we have parts for most — but the fan motors, gas valves and pilot assemblies are well into their second decade. Annual service catches the wear before the unit fails on the first cold night of May.

Streets within the Sandy Bay heritage precinct have planning overlays that affect external flue terminals, cowls and any visible roof penetration on a heritage-listed home. When a replacement flue is needed we work with the Council’s heritage advisor to keep the street elevation intact — usually a discreet stainless terminal tucked against the rear roof plane rather than a visible cowl on the front.
