City of Hobart covers the inner sandstone suburbs — Sandy Bay, Battery Point, South Hobart, North Hobart, West Hobart and the CBD. Older housing stock, heritage overlays, long-established gas-heating fleet. Sealed-envelope retrofits and original chimney flues make this the highest-spillage-risk LGA in Greater Hobart.

Glenorchy City Council covers the northern suburbs — Glenorchy, Moonah, Derwent Park, Berriedale and the MONA precinct out to Claremont. Why a long heating season changes the service interval.

Hobart’s mean July overnight temperature is around 3°C and the gas heater runs through most of late April to early October. Around 60% of detached homes use gas as their primary heating source. A typical living-room space heater accumulates roughly 1,500–2,000 burner hours per heating season. For comparison, the same model in Brisbane might see 200–400 hours and the same model in Sydney might see 600–800. AS 4575 (Servicing of Type A gas appliances) and the manufacturer warranty both nominate a two-year service ceiling. In practice Hobart appliances need a service every year or every other year — and on heavily-used units serviced under AS 4575 the burner clean alone often restores 5–10% combustion efficiency.

• For rentals: a current service certificate dated within the last two years (one year on appliances over a decade old) to satisfy Residential Tenancy expectations.

Why does this matter? Insurance, conveyancing and rental compliance all reference these records. If your last installer didn’t lodge a Certificate of Compliance, the appliance is non-compliant on paper even if the workmanship was correct. If your last AS 4575 service is more than two years old, your warranty position and your insurance position both get weaker.
